Barn Masters are delighted to offer Dove Barn, Homersfield to the market. Set amongst 7.23 acres with River Waveney frontage. This sympathetically converted barn offers a wealth of charm and generous sized rooms, with four bedrooms (two en-suite) on the first floor, approaching 3000 sq ft.
THEBARN Dove Barn is a traditional two-storey attached barn conversion which contains an array of charm. The ground floor accommodation is well laid out, with a generous kitchen/breakfast room which flows through to the breakfast room. The vaulted entry hall is open and inviting, with the stairs to above and the galleried landing. Double doors lead into the sitting room, which features a central fireplace that houses a multi-fuel wood burner. Both the breakfast room and the sitting room offer double glazed doors out onto the formal rear garden where the River Waveney can be found at the bottom.
The snug is currently divided from the sitting room by the central fireplace, and has independent access to the inner lobby where the downstairs WC and utility can be found. An external door to the shingle area to the side that connects the front to the rear of the property externally is accessed in the utility room. The games room can be found to the front of the property which is a vaulted single storey elevation that offers glazed half height timber door effect windows overlooking the hardstanding parking area to the front of the property. This room has an internal window to the utility, and is connected to the external cart shed, offering the potential for an Annexe conversion (subject to planning permission).
Upstairs the four bedrooms and family bathroom are all arranged off a central corridor which is open to the galleried landing area. With wooden floors throughout and exposed brick plinths, wall beams and timber A-frames, the continuation of the character exposed within this sympathetic conversion is found. Natural light is found in abundance as Velux roof lights and Juliet double balcony doors are found within most rooms, further still the two main bedrooms feature their own en-suite.
Externally the property offers a 5 acre (sts) triangular paddock to the front which has road frontage and runs alongside the private shared driveway. There is a shingle parking area and access to the side of the property which leads direct to the rear garden. Outside the main entrance the barn is L-shaped, where the workshop is attached to the open cart shed which offers under cover parking and further hard standing parking out front. The rear formal garden offers in excess of an acre (sts) and offers Waveney River frontage.
