Building Regulation Surveyors
Basically for any barn conversion you will have to obtain Building Regulations whether it be for a small extension, changing of window, adding a porch or the complete conversion. Most of my work has been associated with the South Norfolk Team, who have been brilliant in their approach to the whole spectrum of conversions as well as being very ameniable and thorough. However the South Norfolk team has just joined forces with other councils to form CNC, a partnership of professionals. CNC have a wealth of experience and knowledge of barn conversions and are happy to help technically where required. They have a duty surveyor available from 11am to 5pm daily and if you ring before 10am they are able to guarantee same day inspections on site.
Furthermore, if you decide to submit full plans applications they can be
your sole plan checking authority throughout England and Wales – this means that you (or your architect) can build a relationship with CNC and have a single point of contact surveyor dedicated to all of your projects from a plan checking point of view. Obviously, if the site location is outside Broadland, Norwich or South Norfolk the local authority administering site inspections local to the site would carry out those inspections on site. They have the largest database of 'partner companies' who use CNC throughout England and Wales for the plan checking service and always looking to build relationships with local developers and the community as a whole.
I worked along side them to develop a mix for my crushed concrete foundations at the ‘Ecobarn’, which meant doing several different trial mixes until we found the perfect batch. Now the footings have all been done using this mix and the results are fantastic. I hope in the future not just locally but nationally we can adopt this format of crushed conctrete in our foundations, as it saves from extracting the equivalent from your local quarry. Again I have only used one because she shares the business with my brother-in-law, but can I tell you as one of my top tips mentions this is one of the best money spent exercises. If the external works, wherever possible, can be completed as early as possible so planting can begin you will never regret it. My wife planted our garden with Janes planting scheme only 16 months ago and the gardens are now so matured. Money well spent, as the Garden Designers know where the plants should go, who should be next them and how many should be planted together. For such a small fee in the grand scale of the project, it makes so much sense. Any garden designer should also offer their services to ‘bring on’ the plants that you have chosen, i.e. they are already maturing before planting. |
